Almost every guide to rural connectivity asks which broadband package you should buy. On a working holding that is the wrong question, because a farm does not have one connectivity problem. It has a trough sensor that needs to send twenty bytes an hour from a field with no power, and a sprayer that needs to move gigabytes, and a milking parlour that must not stop, and an RPA deadline that will not wait. No single connection covers that. This guide sets out the layers a farm actually needs, what remains of the funding, what to do when a network asks to cross your land, and the questions to put to your kit suppliers before the next outage rather than during it.

Why a farm is not a house with mud on it

Direct answer: because a farm has two connectivity problems that are several orders of magnitude apart, and no single technology serves both ends of that range well. That is the whole reason a farm needs a layered network rather than a broadband package.

Consider what a holding actually asks of a connection on an ordinary day. A grower wants to know whether a field needs water before irrigating it, whether a cow has stopped moving normally before anyone notices she is ill, whether a grain store is turning humid, whether a remote trough is empty, or whether a pump has failed three miles from the farmhouse. Sometimes that is a sensor sending twenty bytes an hour. Sometimes it is a camera, an autonomous vehicle or a drone moving gigabytes. Between those two lies a gap that no single product spans.

This is why the standard advice fails on a farm. A satellite dish at the farmhouse is often exactly the right answer for the farmhouse, and does nothing whatever for a trough sensor two fields away. A superb fibre connection to the yard does not reach the far barn. A mobile signal that is fine standing by the back door is not fine inside a steel-framed building. The question is not which connection to buy. It is which layers you need and in what order.

What are the layers, and which do you need?

Direct answer: four, and most holdings need three of them. A main connection for the farmhouse and yard, a low-power sensor network across the land, mobile data for machinery and people, and local processing for anything that cannot wait for a connection that may not be there.

That last row is the one worth pressing suppliers on, because it changes what you need from everything above it. Processing video and sensor data locally lets you act on information quickly even where connectivity is limited, and many farm systems will collect offline and synchronise later. A system that does that turns a patchy connection from a business risk into an inconvenience. A system that does not will keep you tied to a connection you do not control.

How bad is it, really?

Direct answer: bad enough that policy and reality have come apart. The National Farmers Union has found that only 38% of farmers considered their broadband sufficient for business needs, with over half reporting download speeds below 10 Mbps.

Set that against where policy is heading. Defra published the England Farming Roadmap 2050 on 24 June 2026, a twenty-five year plan that leans heavily on technology, innovation and better farm data. It came with an extra £53 million for the Farming Innovation Programme, taking total innovation funding this year to £123 million, and a separate £20 million agri-tech robotics and automation competition opened in August 2026 as part of a commitment to invest at least £200 million in agricultural innovation by 2030. Agriculture contributed £14.5 billion to the UK economy in 2024.

The direction of travel is not in doubt. Automation, robotics and data are being treated as the future of the sector, and connectivity is the layer underneath all of it. The awkward part is that the layer underneath is the part nobody funded.

What do the daily jobs actually need?

Direct answer: less than people assume for the paperwork, and far more for the kit. It is worth separating the two, because they need different things and only one of them stops the business when it fails.

The administrative load has become genuinely digital. Reporting livestock movements to the British Cattle Movement Service, completing RPA and scheme forms, tracking grain markets, and keeping records for Environmental Land Management and the Sustainable Farming Incentive are ordinary daily tasks now, not futuristic ones. What they need is a connection that is reliable rather than fast. A 20 Mbps line that works every time beats a 200 Mbps line that drops when it rains, and a deadline missed because the connection failed is a deadline missed.

The operational load is different. Robotic milking, calving and lambing cameras, autonomous or semi-autonomous machinery, drone survey and variable-rate application are the bandwidth-hungry jobs. Among them, robotic milking deserves separate thought, because it is the one where a connection failure stops the business rather than inconveniencing it. The self-propelled sprayers now on the market analyse crops patch by patch using computer vision and machine learning, and increasingly do that processing on the machine rather than in the cloud, which is the direction the whole sector is moving for exactly the reason this page keeps returning to.

What funding is left?

Direct answer: less than there was, and it depends which nation you farm in. The main UK voucher scheme closed to new projects on 31 August 2026. Scotland and Wales still run their own.

Two things follow. Separately, Defra's innovation funding has gone the other way and increased, but it is aimed at technology adoption rather than at the connection itself. It is worth watching if you are considering automation, because the kit and the connectivity to run it are now the same conversation.

A network wants to cross your land. What should you know?

Direct answer: that your position is materially weaker than it was five years ago, that it weakened again in April 2026, and that you should take advice from your own body before signing anything. This is the section most farm connectivity guides leave out, and it is the one with money in it.

Farmers occupy an unusual position in this market. They are customers of networks and they are also the landowners those networks need, which means they see the industry from both sides. The terms on which they see it changed with the 2017 Electronic Communications Code reforms, which were designed to cut the cost and delay of rolling out infrastructure and did so largely at the landowner's expense. Since those changes, some landowners have seen rental payments cut by as much as 90%.

  • The Upper Tribunal's Ewefields decision confirmed landowners are not entitled to extra payment when a mast site is shared between operators.
What you still control
  • The route. Where a cable or mast goes across your land affects access, operations and future development.
  • The conditions. Reinstatement, timing around calving or harvest, gate discipline, biosecurity.
  • Whether you get a connection out of it. Some rural operators work with landowners on that basis rather than on a cheque.
  • Whether you sign today. Nothing obliges you to accept a first offer.

On buried fibre specifically, there is a benchmark worth knowing. In 2018 BT and Openreach negotiated with the Country Land and Business Association and the NFU an uplift to the rates in a 2012 agreement, widely reported as £3.90 per metre for a permanent wayleave, and that figure has been treated since as a reference point. Other fibre builders have preferred voluntary arrangements. Whichever is in front of you, the payment is only part of the picture: a route across a holding raises questions about access, operations, development potential and biosecurity that no rate card addresses.

The practical advice is short. Do not sign at the kitchen table. The CLA, the NFU, NFU Scotland and Scottish Land and Estates all advise members on these agreements, and the Central Association of Agricultural Valuers has specialists in exactly this. Professional fees on a straightforward site are small against an agreement that may run for a decade or more. What happens when the connection fails?

Direct answer: it depends entirely on the kit, and that is a question to ask your suppliers now rather than at four in the morning. A robotic milking parlour is not an office losing email.

Treat this as a continuity question rather than a broadband one. The outage audit: five questions, asked once

1. Ask the parlour supplier what happens on an outage. Does it keep running and sync later, degrade, or stop? Get the answer in writing. This is the one that matters most and the one least often asked.

2. Ask the same of the feeder, the store monitoring and the alarms. Anything that sends an alert is worthless if the path for the alert is the thing that failed.

3. Put the router and controllers on a small uninterruptible power supply. A rural power cut takes the connection with it, and this is the cheapest part of the whole plan.

4. Arrange a second path, not a second contract. A mobile backup on a different network from your main connection. Two fixed lines from the same operator down the same track fail together.

5. Test it in a quiet week. Unplug the main line, see what still works, write down what did not. The first test always finds something.

Does diversification change what you need?

Direct answer: yes, and mostly by adding a second network rather than a bigger one. Guests judge a holiday let on its Wi-Fi, and a farm shop that cannot take a card has closed.

The rule is separation. Keep the guest or customer network apart from the farm business network, so that a full campsite on a Saturday evening does not slow the yard, and so that a visitor's laptop is nowhere near your accounts or your control systems. Most business routers will do this with a guest network in a few minutes. Card payments deserve their own thought: a terminal with its own mobile SIM keeps trading when the line does not, which matters more at a farm gate than almost anywhere else. Is mobile coverage improving?

Direct answer: slowly, through the Shared Rural Network, which is due to continue until 2027. Do not take a coverage map's word for it on a holding.

The Shared Rural Network is a joint programme between government and the mobile operators to extend 4G coverage, and the most recent round of upgrades was predicted to bring outdoor coverage from all networks to over 4,000 square kilometres. The NFU has welcomed it while pressing for the programme to be completed and, pointedly, for landowners who host the masts to be fairly compensated.

For your own purposes the useful step is not reading a map. It is walking the holding with a phone on each network: the yard, inside the buildings, the far fields, and wherever the machinery works. Steel-framed buildings and valleys make a nonsense of postcode-level coverage data, and if any layer of your network is going to depend on mobile, that walk is twenty minutes well spent. Direct answer: with a shorter list than you might expect. Find out what actually reaches the farm, decide which layers you need, ask your kit suppliers the outage question, and take advice before signing anything a network puts in front of you.

The temptation with farm connectivity is to treat it as one purchase and be disappointed by it. The holdings that end up well connected are the ones that stopped looking for a single answer and built the layers in order: a solid main connection first, then the yard, then the land, then the machinery, with local processing wherever the connection cannot be trusted. None of that requires a large budget at once, and all of it is easier to plan than to retrofit.

The line that stuck with me writing this came from an agricultural technology piece rather than a telecoms one: sometimes a farm needs to move twenty bytes an hour, and sometimes it needs to move gigabytes, and that gap is what makes the problem interesting. Every rural broadband guide I have read, including some good ones, answers only the second half. The other thing worth saying plainly is the landowner part. Farmers are the only customers in this market who are also the suppliers of the thing the networks need most, which is land, and the terms of that exchange have moved against them twice in a decade, most recently in April. If someone puts an agreement in front of you this year, the fee for an hour with a valuer is the best money you will spend on connectivity all year.

Treat it as a continuity question rather than a broadband question: establish what happens on an outage, arrange a second connection on a different path, and put the router and the controller on a small uninterruptible power supply.

Can I get a connection to a building away from the farmhouse?

Usually, and rarely by extending the broadband itself. The practical options are a directional wireless link between buildings, buried Ethernet or fibre if you are already digging, or a separate mobile connection at the far building. Does diversification change what I need?

Considerably, because guests and customers judge you on it. A holiday let, farm shop, campsite or wedding venue needs guest access that is separate from the farm business network, card payments that work when the line does not, and enough capacity that visitors streaming in the evening do not affect the yard. Keep the two networks apart, both for security and so that a busy Saturday does not interrupt the business.
